I’d spent a decade doing my research.

So, I made an offer, and told them they had until the end of the day to accept or reject it.

(That was a trick I learned from a real estate agent, and it paid off)

The house itself wasn’t pretty, but it wasn’t meant to be.

It was in an up-and-coming suburb, with trendy cafΓ©s, and had space for off-street parking.

But they had no offers on it.

Because it was dirty, flea-ridden, and it smelled like a mix of dead animal and rotting food.

(This is not clever imagery, that’s actually what it smelled like)

Still, I could see what it could be. My research had already begun to pay off.

Now, this was where I had to roll my sleeves up…

I took that mouldy old fibro wreck and I turned it into a beautiful family home.

I found the most popular fixtures and fittings, like heated towel rails and dimmable downlights.

Then I searched for the cheapest suppliers of them.

I ignored the premium stockists and found everything for half-price or less.

For the downlights, I paid less than 1/5 of retail price.

I found the right team, stripped the house back to its bare bones, then rebuilt it into a place families could instantly imagine themselves living in.

Cooking a family dinner in the custom marble kitchen, or soaking in a hot bath in the spa-like bathroom.

And when it was listed for sale 5 months later, it was a warm, serene, relaxing space.

And when I sold it, the sale price broke the suburb record.

It teaches you how to renovate houses in order to make a profit from their sale. Many of the lessons can also be taken and applied to your own-home renovation, if you want high-end results on a modest budget.
